Landscaping in Washington Township, MI: Big lots need a bigger plan.

Washington Township runs from 10,000 square foot subdivision lots to rural estates of two acres and more, and many sit on a well or a septic field. A plan from HD Landscape accounts for what is under the grass before a shovel goes in.

Yards in Washington Township

What sits under a Washington Township yard matters as much as what sits on it.

This is northern Macomb County, old orchard country that has been filling in with homes for a few decades. The township's master plan describes large rural estates across most of the west, farms to the east and smaller lot subdivisions in the center and south. Single family zoning goes down to 10,000 square foot lots in the R-1-D district, and the plan calls for at least 90,000 square feet in the rural west. One is a yard you can take in at a glance. The other gets planned a section at a time.

The land changes too. Stony Creek Metropark sits on a glacial moraine in the southwest, and the hills do not stop at the park boundary, so plenty of yards in the west have real slope to plan around. The weather generally runs a few degrees cooler than Detroit with more winter snow, so plants have to be hardy as well as handsome.

  • Septic fields under the grass

The sewer district covers about a third of the township, and homes outside it stay on septic. The EPA says not to drive or park on a drain field and does not recommend trees or shrubs on it, so a plan has to know where yours is before a bed gets drawn or a machine comes in.

  • Summer watering rules

Township water customers face mandatory limits from Memorial Day through Labor Day: no outside water from 5 to 9 a.m. or 5 to 9 p.m., and even or odd dates by address. New plantings need a plan that fits, so bring it up before a summer install.

  • Beds scaled to the view

A bed that looks right on a small lot disappears on two acres. We size beds, hedges and trees to the distance you actually see them from, and we keep in mind who has to take care of them.

  • Hills in the west and middle, flatter in the east

USDA maps slopes as steep as 18 to 25 percent in the west, including around Stony Creek. In the east the land flattens and gets wetter, and the township plan calls the soil in the eastern half generally poor for septic systems. Grading and retaining walls answer some of that. Sometimes the answer is to leave it alone.

  • Screens along the trail

ITC planned vegetation clearing in its easement along the Macomb Orchard Trail starting in 2023, and in some stretches that meant clearing out to the trail. If your yard backs up to it and lost its privacy, we can plan a new screen on your own ground, clear of the easement.

In Washington Township

On a big Washington Township lot, the walk is the plan.

The first visit covers the whole property, not only the front beds. That walk with Jake settles what to do now, what can wait and how trucks and materials reach the work without crossing a drain field or soft ground. His estimate is itemized, which makes it easier to see where a big property breaks into phases.

Township records show many newer neighborhoods here were approved as site condos, and those often come with association rules. Ask what yours allows before we draw anything. If the design needs a sign off, the itemized estimate gives your board something specific to look at.

Questions

What people ask about Washington Township yards.

If yours is not here, call or text (586) 718-8762.

Do you work in Washington Township, Macomb County?

Yes. HD Landscape works in Washington Township in Macomb County, on design, renovation, sod, hedge trimming, cleanups and monthly maintenance. Sprinklers and lawn aeration are outside what we do, and we send the biggest trees to a tree company.

Can I water new sod during Washington Township's summer watering restrictions?

Plan for the limits. From Memorial Day through Labor Day, township water customers cannot use water outside from 5 to 9 in the morning or 5 to 9 in the evening, and they water on even or odd dates by address. The notice we read names no exception for new sod, so call Public Works before a summer install. Spring and early fall are easier.

Can you plant near my septic field?

Near it, yes. On it, no. The EPA does not recommend trees or shrubs on a drain field, and it says to keep tree roots from growing into the system. It calls native grasses and ground covers the most appropriate planting there. It also says not to drive or park on one, so tell us where yours is before any equipment comes in.

Does Washington Township make me keep the weeds down?

Yes. The township's Noxious Weed Ordinance requires all property owners to maintain their property, and a notice runs every March. Not getting a letter does not excuse you. If the beds and edges of a big lot have gotten away from you, a cleanup and weeding can bring them back.

Can a big lot be landscaped in phases?

Yes, and on two acres or more it is usually the sensible way. In Washington Township the order tends to follow the ground: equipment routes around the septic field and any grading come first, then trees, then beds. The first walk with Jake sorts out what can wait.
